I am writing you about my Paris apartment that I will have available for rent after April 15 at on rue de la Chapelle in the 18th arrondisselent of Montmartre, at the intersection of Impasse de la Chapelle.



The French call this size apartment a 2 pieces, as it has one salon and one bedroom, both separate from each other! It is 30 square meters.



Digicode to enter the building and alarm system in the apartment, located on the 1st floor (Americans call it the second floor).



The apartment is about a 15 walk on flat ground, walking downhill to Sacre-Coeur. The apartment building is located in a flat area on a busy street. The metro stop is Marx Dormoy on the Number 12th Tube line. It is a 3 minute walk from the metro to the apartment. Bus 65 stop (Les Roses) stops directly in front of the building. Bus 60 is a 2 minute walk from the building. You can also walk to the Gare de Nord in about 15 minutes or get there by bus in 5 minutes. You connect to RER A, B, C, D and E from the Gare du Nord.



The architecture of the building is in the Haussmanian style, with Mansard roof and windows, built in the late 19th century. The building has a centuries old wide wood plank staircase.



The apartment faces an interior courtyard and with its double glass windows, it is very quiet. But looking from an angle through the kitchen window and and also when you sit at a small table or desk in front of the living room window, you have a view of the street and you can see trees and the sun.



The apartment is 30 square meters with every inch designed for maximum use, as it has an amazing number of built-in cupboards and an armoire for hanging clothes. The apartment has been totally renovated and is CHARMING. I looked very long to find this apartment!



You enter through the little entrance hall with enough room to hang your coats. From the entree, you open a sliding shoji door (Japanese style sliding door) to enter the kitchen or you walk into the living room.



There is a separate kitchen; It is galley style, about 6 ft. x 10 ft. long. It has been renovated in a traditional tiled style, with varying shades of natural beige tiles covering all of on floor, walls and counters. There is a white refrigerator/freezer dear to the hearts of all Americans. It is TALL (about 5ft. 6 in.) The refrigerator is one year old. The 5.5 kilo white washing machine is 2 years old, still under warranty. The brand-new white gas stove has 4 burners and a gas oven, under warranty. The white microwave is one year old. There are lots of built-in cabinets. There is a window over the sink. The sink is American style, as there are two sinks, one for washing, one for drying. There is also a corrugated drying surface. The kitchen comes with equipped with pots, silverware, linens, dishes and glasses, all free upon request.



The separate living room has lots of character. It is a rectangular shape of about 8 ft. By 11 feet. It has parquet floors, traditional 6 ft. 8 in: high French window, a non-working OLD fireplace (with what the French call colombare . It has a centuries old OLD LOG wood mantel), and a wooden ceiling. One wall is floor to ceiling, wall to wall bookcases with adjustable shelves. There is a couch which makes into a bed for 2 and a small dining table to serve 3-4. There is a wide screen TV, VCR/DVD player, CD/cassette stero and internet. There is also a folding table to serve 2 for breakfast in the foyer.



There is a separate bedroom. You enter through the living room. This COZY bedroom is in a TRADITIONAL style. It is a rectangular shape of about 9 x 11 feet. It has a faux parquet floor.There is a HUGE built-in floor-to-ceiling, wall-to-wall built-in unit which houses hanging clothes and lots of open storage cabinetsall of which are adjustable. It is in a beautiful warm pine wood, which reminds one of a traditional Swiss chalet. The bedroom comfortable sleep two. Separate heating in the bedroom so you can control the heat you desire. Clock radio/alarm clock. Pillows and linens provided free upon request.



You enter the separate bathroom through the bedroom. It is American Style: Bath-tub with shower attachment that attaches high on the tiled wall and you can pull the whozer attachment down into the bath. There is a shower curtain, towel hooks, lights, and mirror about the sink. Above the toilet is a cupboard whic houses the ironing board and iron (both provided for you). Every inch of 2 walls in this bathroom have closed storage cabinets from floor to ceiling (about 10 ft. High). The bathroom has been recently and fully redone in white tile floors and walls. Drying lines pull out/retract in the bathtub. The radiator is hidden behind a storage unit and above it is a cupboard where you can hide your wet close over the radiator. Thick clothes dry overnight in this way and you do not have to look at clothes everywhere. I provide for free white bath towels, face towels and washcloths on request. There is a electric ventilating fan that removes moisture. All shelves adjustable.



All rooms have heat through a individual gas/electric heating system; central control is in the kitchen. The heating system is only 2 years old.



In the immediate neighborhood: For groceries,

Picard, Franprix, Monoprix, ED. The Marche de l'Olive is one of the last of the traditional, great enclosed covered markets in Paris. There are several huge Chinese grocery stores, as this neighborhood is becoming a bit of a little Chinatown. Little India is a 8 minute walk south. There are loads of Restaurants and cafes nearby: French, Chinese, Thai, Italian, Vietnamese, Cambodian, Turkish, Moroccan, McDonalds (6 blocks south). The neighborhood has 40 different nationalities living here.



The Catholic parish church is 4 blocks south Chapelle de St. Denys . On the front of the church is a sign that says that in 1431 Jeanne dArc staged a battle in the neighborhood, spent the night, hear Mass and took the sacrament the next day in this church.



My building is located on the main street of the neighborhood. As a middle-aged single woman owning this apartment, I feel safe when I walk to/from bus and metro late in the evening. I also checked out safety with the police station and the secretary of the local Catholic church before I bought the apartment.



Minimum lease is 6 months but you can have a lease of up to 35 months.



Personal notes: Newly retired at 56, I have just bought this apartment for my retirement, BUT first, I need to rent this apartment out as I still own a home in the US that must have massive renovations before I can put in on the market to sell. Also I must sort and get rid of 30 years of STUFF so I anticipate that I will not be out of my house in Texas until summer of 2009. I am absolutely flexible about the rental length of the Paris apartmentyou can even renew after 35 months, as, I really want to take do some work in Japan for 2-3 years (which cannot start until I have sold my US home). After that, I have work for 1-2 years to do in Asia. So, you have no worries that I am going to call you up and say you need to leave before your 35 month lease is up.



The rent is 1050 EUROS a month. It is OK for you to have ONE roommate. Because I have allergies, so please no dogs.



Security deposit (caution) is 2000 EUROS. You will need to pay at the time of the lease the last two months of the lease and the first month of the lease, so that is a total of 5150 EUROS before you move in. You may pay in Euros or in dollars, in cash or by check in either currency.



I am staying stay in Paris until May 26 to find a tenant. There are a few very minor repairs I am getting done; as I want this apartment to be top quality for you and for me. You can move in right away if you wish and I will stay at a friends home and finish a few repairs during the day while you work, as if you prefer, you can rent the apartment as is, with none of the repairsthey are just minor, but I want this apartment to look really nice for you and me as well!



If you want, I will also arrange for hook-up of fixed line telephone and high-speed internet (I think they call this FreeBox). I will pay all set-up charges but you will need to pay the on-going monthly fees for this (about 30 Euros).
